Clearing the way for new homes in Sowerby Bridge


Together Housing's 28 home Rooley Heights scheme starts on site

The EN:Procure team are very pleased to see Termrim now clearing land at Rooley Heights for Together Housing’s 28 home scheme procured through the Reallies New Build framework.

The site previously had planning approval but development had been delayed due to significant technical difficulties, including its 6m difference in levels and unmapped infrastructure from the nearby reservoir.

EN:Procure have recently worked with Termrim on a collaborative process of rigorous re-design, value engineering and procurement to resolve the technical issues and make the scheme deliverable in terms of construction methodology and commercial viability.  The muckshifting now underway, plus the installation of a Gabion retaining structure, will address the level difference.

The site also previously had no defined surface water or foul water drainage connections and all previous tender returns had included large provisional sums for this element of works.  The EN:Procure/Termrim design team carried out on and off site drain tracing exercises and detailed negotiations with Yorkshire Water to agree a drainage strategy, removing risk and allowing a reduced fixed sum to be agreed for this element of works. Calderdale Council subsequently approved the more efficient site layout and revised house type designs with simplified elevations and materials palettes.

The EN:Procure team are now busy selecting the next round of contractors for the Calderdale Together Investment Partnership, which aims to invest £750m in the area and deliver 650 homes over the next 5 years.  Together Housing’s 3 other schemes in the area are also well underway and due for completion in 2019; 7 apartments on Industrial Road for people with learning difficulties, 10 homes on Belle Vue Rd in Shelf and 10 homes on Bradford Road in Brighouse.
